The Magnolia project, a long-anticipated development supported by Highland Resources, is finally in motion. Situated on 200 acres along Milford Street and the Ashley River in Charleston’s “neck” area, this site has been transformed from its industrial past through extensive cleanup and preparation. Its prime location offers high, dry land with excellent transportation links, making it a key focus for Charleston’s future growth.  The project is estimated to cost 2 billion dollars. 

Envisioned as a vibrant, mixed-use community, Magnolia will feature apartments, offices, shops, restaurants, parks, and entertainment venues, creating a new hub between downtown Charleston and North Charleston. A centerpiece of the development is the Parker Heights Marina, a public waterfront facility offering 15 boat slips, a kayak dock, and accommodations for both recreational and seasonal boaters.

Magnolia’s residential options are designed to attract a diverse population, including those who have left the peninsula and are seeking affordable opportunities to return. With thousands of housing units planned, including at least 15% designated as workforce housing, the project offers new options for service-industry workers and others looking to live in Charleston’s urban core.

Once completed, Magnolia is expected to add over 10,000 residents to Charleston, nearly matching the combined populations of Hollywood and the Isle of Palms. The phased development process will begin with the southeastern quadrant of the site, representing less than a quarter of the total project, with initial openings planned well before the project’s expected completion in 2028. Magnolia promises to reshape Charleston, providing opportunities to live, work, and play in one dynamic community.
